What is a pocket listing?

It's a term that originated in the real estate industry to describe a property that is not publicly advertised or entered into a multiple listing system (MLS), but is privately for sale - either by an owner or through a licensed real estate agent who may or may not have a contract or agreement with the seller.

A property that will be for sale in the near future, can also be referred to as a pocket listing before it's officially advertised or listed on the MLS.  Or, a seller who doesn't want to work with one particularly agent or have his/her property publicized can informally share that it's for sale if they can find a buyer. 

Why are pocket listings becoming more popular?

There are several different reasons why agents/sellers/buyers benefit from access to pocket listings, but above all for the agents, it's critical to know everything for sale when you have a buyer looking for a specific property.  Sellers like the appeal of exclusivity and the privacy of "by appointment only" showings, and most buyers decide to buy once they feel they have seen all of their options.

Some owners want to take their property off the market during holidays or inconvenient times. By keeping a pocket listing, it helps prevent them from missing out on a serious buyer.

Is the website only for California?

No, you can post a pocket listing in any city by selecting (0) no specific area, and the state (or find "Outside the US" for Canada). You also need to enter the correct zip code. Our area selection will expand very shortly.

How can I protect my pocket listing when I am sharing it with other agents?  

YOU DO NOT PROVIDE THE PROPERTY ADDRESS.  Posting a pocket listing can be compared to sending an interoffice email with a detailed description, and possibly photos, but not enough information that another agent could circumvent you.

You describe your property in your own words so be careful not to give too much information until you have signed an agreement with the other party involved.  You may also post photos of your listing, but it's highly discouraged that you feature the front of the house or any part of the outside unless you have a signed "Exclusive Listing Agreement."

Do I need an "Exclusive Listing Agreement" to post a pocket?

It's highly recommended that you do. However, a pocket listing can be discovered in a casual conversation with a neighbor, friend or client.

Can I post a pocket lease?

Yes, anything that you can list on the MLS, you can list on pocketlister.com - including commercial properties.

Can I post residential and commercial properties?

Yes, anything that you can list on the MLS, you can list on pocketlister.com - including commercial properties.

Why should I post my pocket listing?

Generally, you would send an email blast to the agents in your brokerage and/or to your personal network. By posting on pocketlister.com, you will reach agents throughout all brokerages and areas. This increase in exposure will effectively increase the level of interest in your property.

Also, pocket listings remain current and part of the database until you choose to let it expire or you delete it.  This helps create consistent exposure and activity.

How do I join?

Make sure you are on the home page by clicking "Home" on the top menu bar. Scroll down until you find the blue button that says "Join Now." Click the button and you will be directed to a short form to create your account. Once it's created you can select the monthly membership and click "Join Now." The final step is to   accept the terms and conditions and click "Place my order." No credit card is needed and there's no obligation. It's that easy to start posting and searching. Can I search or post without becoming a member?

The website offers a guest search that you can access from the home page by clicking the red "Search" button. You won't be able to view the agent's name or contact information, but you can see how the site works and preview the listings.

How do I search for a pocket listing or need?

You can search by clicking "Search Properties" on the top menu bar.  Use the drop down arrow after "Listing Type" to choose to search for a "Listing" or a "Need." Use the same process for selecting the "Property Type" and "Area." If you want to narrow your search even more, select a " Price Range ," then click "Search."

The results will appear below in the search results section.

How do I post my own pocket listing or need to the website?

You must join before you can post. Once you are a member, login and click "Add a Property" button from the top menu bar.  Use the drop down menus to select the appropriate categories.  Complete the mandatory fields that contain a red asterisk. Read the grey instructions if they are next to the box. When you are finished, click "Submit Listing."

If there is something missing or incorrect, there will be a notification towards the top of the page. Complete this information and click "Submit Listing" again.

How do I change my login email or password?

First, login to your account, then click "My Account" just to the right of the Pocketlister logo.  Update your information and click "Submit/Change Profile."

How do I change my contact email?

First, login to your account, then click "My Account" just to the right of the Pocketlister logo.  Update your information and click "Submit/Change Profile."

How do I edit/delete my pocket listing or need?

First, login to your account and click on the icon titled "My Listings" then click "Edit" and make your revisions or scroll down to the bottom and click "Remove Listing" and it will be permanently deleted. 

How do I cancel my membership?


Email us at info@pocketlister.com that you wish to cancel your account. Your cancellation will be effective the date you sent the email. We will send you a confirmation as soon as it is processed. You can also call 800-531-0838, but if you leave a message, make sure to leave your name, email and phone number clearly.
